    This an excellent video. Some self builders don't realise the basic requires for road access etc

    Visibility splays are taken 2.4m back in most cases, not 4.5m back. The point is the splay is taken from roughly where the driver sits, not the back of the car! Take a look at Manual for Streets, page 91. - I used to work at a Highway Authority and then as a private Transport Planner.

    The only thing I would add is a planning consultant maybe the best option to make sure it is most likely to get planning permission as they will do a full planning report, which will give you an almost guaranteed answer if it will be accepted or not.

      A planning consultant is a good idea but, even then, it isn’t sensible to give clients guarantees.

    Really informative, thanks. Itd be great to cover mortgages for land and self build, and potential unknown huge costs. Also weighting up land with planning permission vs doing it all yourself.
    Modular houses are of a particular interest given the cost of living these days, but if the land with permission is as expensive without guarantees, it becomes a problem!
    I'd love vidoes on the above topics ☺

    What about a plot that has planning permission and then a subsequent certificate for lawfulness. why go for that cert?

    My greatest concern is how to recover from all these economic and global troubles and stay afloat especially with the political power tussle going on in US.

    Why would I want a junction to get on/off a private land? Surely you're not suggesting here that every entrance/exit onto/from a driveway is considered a junction, fella?

      It may be private land but it’s a public road (owned by local authority) even forming a dropped kerb requires permission.

      @@RealLifeArchitecture yeah it requires permission but it doesn't form a junction. Those are 2 separate concepts. What you're discussing here might apply to large residential/commercial developments where you need an internal road, but a junction for a driveway leading to a house???

    Can a neighbour plant a tree during the process to stop the application?

      Never heard of this one. The system isn’t easily fooled, there are no loopholes.

      @@RealLifeArchitecture does that mean that you need to be really really nice given a permitted 8 ft fence would destroy the application. Self build is scary.

      @@RealLifeArchitecture no i just saw your video with the tree and have been looking online at plots in residential areas. Definitely think extensions would be safer than new builds

      On the face of you you are correct but it isn’t easy to legislate against people owning property.

      The onus is very much on the buyer to work out what is possible. I offer consultations to anyone thinking of buying a plot (link in profile)

      @@RealLifeArchitecture it's not a mystery for specialists like you or the regulators, so it should be specified directly for any plot on sale, if it's appropriate for development or not, otherwise it's a scam as to me.

      @@vitaliistep I hear you but that isn’t workable. It’s often not possible to tell if a site will get planning approval unless you apply for planning to find out. It’s assumed the buyer will have taken appropriate advice from a lawyer, architect, surveyor and others.

      @@RealLifeArchitecture I understand, but that's like a lottery then. There should be a better way to do it. Something like for the mentioned developers, which do not pay for the plot until there is a guarantee that it can be developed. I understand that it's the whole point to make the potentially cheaper variant less accessible to make people pay more in the end, but I hope it will change for the better one day.

    did you ever hear of people buying agriculture land from farmers for a relatively cheap price and then living in a caravan/barn on that land until they get the right to build a permanent structure? seems pretty risky as i hear theyre usually trying to get retroactive planning permission for the barn they put up and live in secretly for 4 years, or may be 10 years now.

      @@RealLifeArchitecture lol thought it sounded too good to be true but i do see a few youtubers doing this, allegedly. like "small famer life". he apparently bought the land from a farmer and started farming some chickens etc, he said the council then give you 3-5 years to prove your farming business can work and let you live on the land in that time period to manage the farm. then if they believe it's working you can get permission for a farm house. allegedly.

    Hello, first of all thank you so much for this information i am 25 year old and trying to build house for my familly at 25k salary with some savings and after watching this it might be hard its possible thank you so much, is it possible to build 4 bedroom house on 200,000 budget if u find the land with planing permission?

    I learned that the stock market was a rich man's game (yes, grandparents lost it all back then and preached that forever) but I've been around long enough to really taste how great it can be. To be profitable, with inflation at 6.1% These are surely desperate times, but in my opinion, there is no market condition that a good financial advisor cannot navigate, especially those that have existed since the crisis of 2008 and before.

      my 401k growth has been stagnant since the 2019. I wouldn't mind consulting the advisor who guides you, I really want to grow my retirement fund since I could retire in 3 years.
